CONSTRUCTION MANAGEMENT

As the construction manager on a project, Special Environments Group, Inc. (SEG) serves as the owner's representative, and our responsibility is to represent and protect the owner's interests.  SEG can provide construction management services for either bid or negotiated construction.  Our Construction Management Services include the following:

Basic Services in the Preconstruction Phase:

  1. Cost estimating
  2. Design review
  3. Coordination of construction documents
  4. Construction bidding
  5. Project scheduling

Basic Services in the Construction Phase:

  1. Administration of the construction contract
  2. Monitoring the performance of the general contractor and advising the general contractor when subcontractors are not performing properly
  3. Recommending changes in the work
  4. Reviewing shop drawings
  5. Reviewing the safety program
  6. Coordinating the work and assisting in the final inspection of the work
  7. Providing the owner with all relevant documents at the completion of the work (lien waivers, operators manuals, etc.)
  8. Building reports including monitoring of disbursements (requests and payouts)
  9. Owners Representative (coordinating the work of other professionals)

Cost Estimating and Design Review (Preconstruction Phase)

  • Initial cost guesstimate followed by a preliminary estimate
  • Review of the Contract Documents
  • Final estimate, after preliminary bidding for negotiated bids or after in-house Take Offs for open bidding
  • Updated estimates if the scope of the work changes

Construction Bidding (Preconstruction Phase)

  • Preliminary scheduling
  • Coordination of Construction Documents
  • Control of bidding on negotiated work

Contract Negotiations and Scheduling (Preconstruction Phase)

  • Review of Architectural / Engineering Contract Documents
  • Review of Bids (negotiated or open bids)
  • Project Scheduling

Field Supervision & Payment Administration (Construction Phase)

  • Initial start up and testing
  • Field supervision
  • Progress reports, as required
  • Shop drawing review
  • Payment administration

Post Construction Services (Construction Phase)

  • Final inspection, as required
  • Providing owner with final documentation
  • Post inspections if authorized by the owner
