A Master plan is a comprehensive land / site plan. SEG has provided master planning services on 47 major land development projects and more than 200 land use plans. The majority of the projects varied in size from 20 acres to 1,000 acres with some urban developments as small as 3 acres to rural developments as large as 100,000 acres.
SEG's technical land planning services, include careful consideration of the following: Design changes to existing Topography and Hydrology, Design of Vehicular and Pedestrian circulation systems, Utility and other engineering systems, Archaeological / Environmental considerations and Governmental regulations, restrictions and rezoning matters as they influence the final site plan.
SEG's past land use plans have included the design of Golf Courses; Parks; Marinas; Horse Race Tracks; Villages; Ski Resorts; Multi-housing and Single Family housing developments; Industrial parks; Commercial facility areas; Historical Restoration areas; and Gaming, Housing and Commercial development on Indian lands. These land use plans were developed for use in urban, suburban and rural areas of the United States, Canada and South Africa.
SEG notes that more projects fail to meet Architectural standards associated with good design and are often very expensive, when they are the result of defective land planning.
